  • Panels pulling out of post pockets. The routed pocket in a vinyl post loosens when the concrete footing shifts, which happens more than you’d think in Mountain View’s clay-heavy soil near the Stevens Creek corridor. The panel keeps its shape; the post tilts, and the pocket opens.
  • Gate sagging below the latch strike. On Mr-Glass gates, the problem is usually the hinge barrel wearing inside the aluminum frame, not the post. The gate looks level when open but drops 3/4 inch when you release it.
  • Rails cracking at the midpoint. Vinyl rails expand and contract; Mr-Glass uses an internal aluminum insert for stiffness, but if the installer missed the expansion gap at the post, the rail buckles outward after two hot summers.

The spread on complete installation comes down to three things: how much grade change we’re working with (terraced installs in the hillside neighborhoods off El Camino Real take longer), whether we hit utility lines in the setback (we call USA North 811 before we dig, but locates can delay the start), and whether the city requires a permit. You can also verify gate sag with a 4-foot level on the top rail. What you shouldn’t do is attempt to reset a post yourself. The Mr-Glass vinyl posts are hollow and lightweight, which makes them easy to handle but easy to install out of plumb; a post even 2 degrees off vertical will stress every panel connected to it. And the concrete footing needs to hit 3,000 PSI before you hang panels, which takes 48 hours minimum in Mountain View’s typical 60-70 degree spring weather.
