Jerith Windows & Doors: The Mountain View Owner’s Guide

We stock and install Jerith-compatible windows and doors across Mountain View, with most replacement parts available same-day and full unit installs typically quoted between $4,500 and $15,000 depending on series and opening count. Most Mountain View homeowners call us after noticing drafts, sticking sashes, or visible frame separation - usually on units installed during the 2015-2020 building boom that are now hitting their first hardware fatigue cycle in our coastal climate.

Grant Rowan and our crew have handled Jerith units from the Montecito Ranch series up through the aluminum-clad Architect line in homes near Castro Street and along the San Antonio corridor. The coastal moisture here, combined with the temperature swing between inland valley heat and marine layer cool, wears out weatherstripping and corrodes lower-grade hardware faster than the manufacturer specs suggest.

Which Jerith Models This Applies To

Jerith organizes its window and door lines into three tiers: the entry-level Montecito Ranch (vinyl, single-hung and sliding patio doors, 2012-present), the mid-grade Huntington (vinyl with aluminum reinforcement, double-hung and casement, 2016-present), and the Architect series (aluminum-clad wood, casement and awning, 2018-present). The part you need depends on which tier you’re in.

Model numbers are stamped on the interior frame edge or the hinge side of doors, usually a 6-8 digit code starting with the series abbreviation (MNT, HNT, or ARC). For hardware - locks, operators, balances - the series matters more than the year. For sash, frame, or glass replacement, the exact rough opening dimensions and manufacturing date code (last four digits of the serial) determine whether the current part geometry still matches what’s in stock.

We carry OEM Jerith hardware for all three active series, plus select aftermarket equivalents for discontinued lines. The aftermarket route saves 15-25% on hardware but we only spec it when the fit is verified; we’ve seen third-party balances bind in Huntington double-hungs because the channel width tolerance is 1/32 inch tighter than generic. For glass and sash, OEM is the only reliable path - Jerith changed its glazing bead profile in 2019, and pre-2019 units won’t accept post-2019 glass packs without frame modification.

Signs Your Jerith Windows & Doors Is Failing

Signs Your Jerith Windows & Doors Is Failing
  • Draft at the sill or meeting rail even when locked. The compression weatherstrip has flattened or the interlock fin has cracked. In Mountain View’s marine climate, UV degradation plus salt air accelerates this; we typically see 7-9 year lifespans here versus the 12-15 year inland average.
  • Sash drops or won’t stay open. The coil balance system has lost tension or the pivot bar has worn. Jerith’s pre-2019 Huntington double-hungs used a 5/8-inch balance channel that’s now obsolete; replacement requires either NOS inventory or a retrofit kit we fabricate on site.
  • Lock tongue won’t engage or handle spins freely. The multipoint lock actuator has stripped, usually from forcing the handle while the sash is warped. On Architect series units, the stainless actuator rod can seize if the weep holes clog with coastal debris - a maintenance check we perform during every service call.
  • Condensation between glass panes. The insulated glass unit (IGU) seal has failed. Jerith’s standard IGU warranty is 20 years, but the labor to remove, reglaze, and reinstall is not covered; our written quote separates glass cost from labor so you see both numbers.
  • Frame corner separation or visible bowing. Vinyl expansion from heat buildup, or wood rot under the aluminum cladding on Architect units. The south- and west-facing elevations in Mountain View’s older neighborhoods near downtown see this most; we document it with photos and show you the structural risk before quoting.

Replacement Cost & What’s Included

For Jerith window and door replacement in Mountain View, our installed pricing follows the ranges below. These are flat prices, written before work starts, with no change orders unless you request additional scope.

Service Price Range
Single window replacement (vinyl, standard size) $800 - $2,200
Single window replacement (aluminum-clad wood) $1,400 - $3,800
Sliding patio door replacement $2,800 - $6,500
Hardware repair/lock replacement (per unit) $180 - $420
IGU (glass-only) replacement $340 - $780
Full-frame window replacement (3-5 unit job) $4,500 - $15,000

The range driver is unit size, series tier, and whether the existing frame is preserved (insert replacement) or removed to the rough opening (full-frame). Full-frame costs more but fixes air infiltration at the perimeter; we recommend it when the existing frame shows moisture damage or when you’re matching new units to a remodel. Every quote includes the part, labor, disposal, and a written warranty: 365-Day Done Right Promise on workmanship, plus manufacturer’s coverage on the unit itself. Under Clause 1 of the Haven Standard, the price you sign is the price you pay - we’ve finished 4,000-plus projects within a few percent of the original written number.

There’s a safe middle ground and a hard stop. Homeowners can check the model stamp, clear weep holes with a pipe cleaner, and verify that locks engage without forcing - that’s it. What goes wrong: forcing a seized multipoint lock bends the internal actuator rack, turning a $200 hardware swap into a $900 sash replacement. Removing a double-hung sash without releasing the balance tension first can launch the coil spring; the recoil force is enough to crack glass or injure hands. And reglazing an IGU without proper setting blocks and edge clearance guarantees seal failure within two years.

We carry Huntington and Montecito hardware on our Mountain View trucks, stock common IGU sizes, and can fabricate non-standard glass in 48 hours. If you’re unsure of the series or the part number, call (669) 215-4852 and we’ll walk you through locating the stamp - no charge, no pressure. Measure twice, write it down, then build it that way.
