Here’s the compatibility gotcha: Jerith changed its rail-to-post bracket design in 2019. Pre-2019 panels use a two-piece cast bracket with a visible bolt head; post-2019 uses a concealed fastener clip. The panels are the same dimensions, but the brackets are not interchangeable. Signs Your Jerith Home Additions & ADU Is Failing

• Gate drag or latch misalignment. Mountain View’s clay-heavy soil expands in winter rains and contracts in dry summer months. A Jerith gate that latched cleanly in October starts dragging by March. The gate frame itself is usually straight; the post has tilted in its footing. We check post depth and concrete collar diameter before quoting a fix.
• Rail separation at the bracket. The horizontal rail pulls away from the vertical pickets, leaving a visible gap. This is typically bracket fatigue, not rail failure - the cast aluminum bracket cracks at the bolt hole from repeated wind load. Mountain View’s afternoon gusts off the bay, especially in the Monta Loma area, accelerate this.
• Chalky white residue on aluminum surfaces. The powder coat has degraded and the aluminum is oxidizing. Jerith’s factory finish carries a 20-year warranty, but warranty coverage requires original owner registration and proof of purchase. We see this most on south-facing panels in Mountain View’s older additions where UV exposure is maximum.
• Post wobble at grade. The post moves when you push the gate. Either the concrete footing has cracked from root intrusion or the post was never set to Jerith’s spec depth of 30 inches for a 4-foot gate, 36 inches for 6-foot. Shallow footings are common on DIY or handyman installs we encounter near downtown Mountain View.
• Picket looseness or rattle. Individual pickets shift in the rail channels. Jerith uses a pressure-fit nylon clip that locks the picket into top and bottom rails. UV embrittlement takes about 12 to 15 years in California sun; the clip cracks and the picket goes slack. The picket is fine, but the clip needs replacement - a $3 part that requires rail disassembly to access.
