James Hardie Home Additions & ADU: The Mountain View Owner’s Guide

James Hardie fiber-cement siding installed on a home addition or ADU in Mountain View typically runs $45,000-$130,000 for the full project, with Hardie-specific material costs adding roughly 15-25% over vinyl alternatives for the cladding portion. We stock and install James Hardie HardiePanel, HardiePlank, and HardieTrim lines for Mountain View’s local building stock, and we carry the full range of color-plus and primed finishes on most jobs. Most owners realize something’s wrong when they spot cracked or delaminated boards near the foundation line, or when water stains appear on interior drywall after our winter rains - both signs the fiber-cement system has been compromised at a joint, corner, or penetration.

Which James Hardie Models This Applies To

James Hardie makes several product lines that show up on Mountain View additions and ADUs, and they’re not interchangeable. HardiePlank lap siding comes in 5/16-inch and 7/16-inch thicknesses, with the thicker board used where fire ratings matter - critical in California’s WUI zones, which now include parts of the Santa Cruz Mountains interface near Mountain View’s western edge. HardiePanel vertical siding runs 4×8 or 4×10 sheets, and the 5/16-inch version requires closer stud spacing (16 inches on center, not 24) or the sheet will telegraph through over time. HardieTrim boards come in 3/4-inch and 1-inch thicknesses; the 1-inch is spec’d for band boards and frieze details, but we’ve seen Mountain View homeowners swap in 3/4-inch to save material cost, then watch it cup within two seasons.

Identification is straightforward if the original installer left the job tag. Look for a stamped code on the back face of any removed board: “HZ5” means the product is formulated for wet, freezing climates, not our Bay Area conditions. Hardie specifies “HZ10” for Marine West Coast zones like Mountain View’s, where salt air from the bay and persistent marine layer moisture are the dominant weather factors. If your addition was built with HZ5 stock - and we’ve found this on two Castro Street-area jobs where a out-of-region supplier shipped wrong - the board will absorb differently and fail faster. We source through Hardie’s San Jose distribution center to avoid this mismatch.

OEM James Hardie vs. aftermarket: for fiber-cement siding, there is no direct aftermarket equivalent that matches Hardie’s proprietary formulation. Nichiha and CertainTeed make comparable fiber-cement products, but they’re separate systems with different fastening patterns, trim dimensions, and paint compatibility. We don’t mix them on the same wall plane. For fasteners, color-matched nails, and touch-up paint, we use James Hardie factory stock - the color-plus finish carries a 15-year warranty only when the full system is installed to spec.

Signs Your James Hardie Home Additions & ADU Is Failing

Signs Your James Hardie Home Additions & ADU Is Failing
  • Edge swelling or “fuzzing” at the bottom course. Fiber-cement is formulated to resist rot, but it wicks water if the clearance above grade is less than 6 inches or if splashback from a hard surface keeps the bottom edge wet. In Mountain View’s clay-heavy soils, we’ve seen this where ADUs were built tight to existing concrete patios without a gravel break.
  • Cracks radiating from nail heads. Hardie requires face-nailing in most applications, and the fastener must sit flush - not countersunk, not proud. Overdriven nails fracture the board’s matrix; underdriven nails let the board move, which works the fastener hole larger until the board loosens and cracks propagate.
  • Delamination or separation of layers. Early-generation fiber-cement (pre-2010) had occasional batch issues with fiber distribution. More commonly now, we see this where a pressure washer was used too aggressively, driving water behind the board at seams and saturating the substrate.
  • Paint failure or chalking ahead of schedule. Color-plus boards carry a 15-year finish warranty; primed boards need field painting within 90 days. If your addition’s paint is failing at year 6, the board was likely stored wet before installation, or the installer used non-acrylic paint that couldn’t breathe with the material.
  • Interior drywall stains at exterior wall locations. This is the symptom that drives most Mountain View calls. Water is getting past the cladding at a penetration - window, door, hose bib, or where an addition ties into the original structure. The Hardie itself may be intact; the failure is usually in the flashing or joint sealant behind it.

Replacement Cost & What’s Included

For a James Hardie-clad home addition or ADU in Mountain View, project costs fall in the $45,000-$130,000 range, with the siding portion typically representing 12-18% of that total on a ground-up build. A focused siding replacement on an existing addition - removing compromised boards, inspecting and repairing substrate, reinstalling with proper clearances and flashings - runs roughly $8,500-$22,000 depending on wall area and access.

Component Price Range (Mountain View)
Full home addition (James Hardie system, installed) $45,000-$130,000
ADU construction (James Hardie cladding portion) $90,000-$220,000 total project
Targeted siding replacement on existing addition $8,500-$22,000
HardieTrim board replacement (per linear foot) $18-$34
Fastener and touch-up paint kit (per 500 sq ft) $340-$520

What drives the range: wall height (scaffolding vs. ladder work), whether we’re matching discontinued colors (Hardie has narrowed the color-plus palette twice since 2019), and what’s behind the boards when we remove them. We’ve opened walls in Old Mountain View to find unsealed OSB that turned to oatmeal, and we’ve found intact plywood with proper housewrap - same neighborhood, different original contractors, different outcomes. Under Clause 1 of the Haven Standard, we write the full scope and price before any demolition starts. No signed change order, no additional work. That’s how we’ve kept 4,000-plus projects within a few percent of the agreed number since 2007.

There’s a short list of checks a Mountain View homeowner can make safely: confirm ground clearance at the bottom course (tape measure, no tools), look for the HZ10 stamp on any stored replacement boards, and verify that caulk joints at penetrations are intact and pliable. Do not use a pressure washer closer than 6 feet from the surface - we’ve seen DIY “cleaning” force water through butt joints and destroy sheathing.

What goes wrong fast: cutting fiber-cement without a HEPA vacuum and respirable silica controls, which is both an OSHA violation and a real health hazard; removing boards without identifying which are structural spacers vs. finish layers; and missing the step of sealing cut edges with factory touch-up paint, which voids the warranty and invites moisture at every new end. We carry the full Hardie cutting setup, the dust collection, and the color-matched touch-up on every truck. Call (669) 215-4852 and we’ll scope it in writing before any work starts.
