• Chronic mildew on grout or caulk lines. Boxabl units ship tight, which is great for efficiency but traps humidity. If the exhaust fan is undersized for actual use, moisture migrates behind walls and degrades the paper facing on the moisture-resistant drywall.
• Vanity cabinet swelling at the toe kick or door bottoms. The compact layout puts the vanity close to the shower splash zone. Factory cabinets are often particleboard with a thermofoil wrap; once water breaches the edge banding, the core expands and the finish peels.
• Low water pressure at the showerhead only. The PEX distribution lines in some 2021-2022 builds used a restrictive manifold design. Scale from Mountain View’s mineral-heavy supply narrows the bore further, and the shower riser is the first place it shows.
• Loose toilet or rocking bowl. Boxabl floors are steel frame with a thin gypcrete topping. The flange needs a specific extra-long anchor kit to bite through to the structural member; standard closet bolts strip out and the wax ring compresses unevenly.
