PGT Fence Installation: The Mountain View Owner’s Guide

PGT fence installation in Mountain View typically runs $3,500-$9,000 for a complete vinyl system, with most residential jobs falling in the $5,500-$7,500 range depending on linear footage and grade conditions. We stock PGT-compatible posts, rails, and picket sections for same-day starts on standard heights, and we carry the full color palette that PGT ships to the Bay Area market. Most Mountain View owners first notice trouble when posts lean after winter rains or when rail brackets crack at the weld point after five to seven years of thermal cycling.

Which PGT Models This Applies To

PGT’s fence line breaks into three series that matter for Mountain View installations: the residential-grade Premier series (4′ and 6′ heights, white and tan only), the Estate series (6′ and 8′ with three texture options and aluminum rail reinforcement), and the commercial-grade Vanguard series (8′ and 10′ with steel post inserts). The rail bracket geometry differs between Premier and Estate - the Premier uses a snap-lock PVC bracket that fatigues faster in direct sun, while the Estate uses an aluminum-reinforced bracket with a through-bolt that holds up better but costs roughly 40% more per section.

To identify your series, check the post cap: Premier caps are flat and unmarked, Estate caps carry a small “E” stamp on the underside, and Vanguard caps are slightly taller with a ribbed texture. The manufacturing date code is embossed on the inside face of the bottom rail - format is MMYY followed by a plant code. PGT’s Florida-based warranty system recognizes these codes, but Rowan Construction Group Mountain View is an independent service provider with no affiliation to PGT. We source OEM-equivalent components from our distributor in San Jose that meet the same ASTM F964 spec, or we can order factory-direct if the job requires color matching to a specific lot.

Signs Your PGT Fence Installation Is Failing

Signs Your PGT Fence Installation Is Failing
  • Posts lean at the base after rain. This usually means the concrete footing has cracked or the post itself has rotted at grade level. In Mountain View’s clay-heavy soils near Old Mountain View and the Monta Loma neighborhood, water pools against posts instead of draining, and the freeze-thaw cycle between December and February accelerates the failure.
  • Rail brackets crack or pull free. The PVC bracket on Premier series fatigues from thermal expansion - the Bay Area’s 40-degree daily swings in summer stress the material. You’ll see a hairline crack at the bracket’s throat before it separates completely.
  • Picket sections bow outward between posts. This happens when the bottom rail’s internal aluminum insert corrodes from moisture intrusion at the end caps. The rail loses stiffness and the pickets drift with wind load.
  • Gates sag and drag. PGT’s gate kits use a steel frame with adjustable hinges, but the hinge bolts wallow out the PVC post insert over time. Once the bolt hole elongates, the gate drops and the latch misses.
  • Color chalking or surface pitting. After eight to ten years of Mountain View sun exposure, the TiO2 UV barrier depletes and the vinyl surface oxidizes. This is cosmetic until the pitting reaches 1/16 inch depth, at which point structural cracking follows within two seasons.

Replacement Cost & What’s Included

Scope Price Range
Single post replacement (concrete footing included) $450-$850
Rail section replacement (one 8′ span, both rails) $380-$620
Full panel replacement (posts, rails, pickets, 8′ wide) $1,200-$1,800
Gate rebuild (steel frame, hardware, hang and align) $950-$1,500
Complete fence replacement (typical 150′ Mountain View lot) $5,500-$7,500

The range moves with access - tight side yards in the Castro Street corridor or sloped lots near the foothills add labor hours. Every quote from Rowan Construction Group Mountain View is a flat written price with line-item parts and labor before any work starts, under Clause 1 of the Haven Standard. The 365-Day Done Right Promise covers the installation, and the PGT-equivalent components carry a 20-year manufacturer’s defect warranty. We pull permits when the city requires them, which is standard for fences over 6′ or any retaining wall integration.

An owner can safely check the post for movement by grasping it at shoulder height and applying steady pressure - if it rocks in the footing, the concrete is compromised. You can also verify your series and date code with a flashlight and a step stool. What goes wrong in DIY is the post extraction: most Mountain View installations use 80-pound bags of concrete per post, and breaking that free without snapping the adjacent rail requires a post puller or careful jack work. We’ve replaced three DIY attempts this year where the owner cracked the intact rail trying to save one post.

Gate alignment is another trap - the hinge adjustment has about 3/8″ of travel, and beyond that you’re cutting and re-welding the steel frame. Measure twice, write it down, then build it that way. If the job involves more than one post or any gate work, the time and tool investment usually exceeds the cost of a professional repair.
