Schluter Roofing: The Mountain View Owner’s Guide

We stock and install Schluter-compatible roofing components in Mountain View, with most replacement parts available same-day and typical installed repair costs running $400-$1,800 depending on the assembly and access. Schluter roofing systems, particularly the KERDI-LINE and TROBA drainage lines common on flat roofs and balconies around downtown Mountain View and the Castro Street corridor, use specialized membranes and drains that don’t cross-match with generic hardware-store stock. Most owners discover a problem when water pools on a low-slope roof after a rain or when tile bedding starts weeping at the membrane edge, usually 12-18 years after original install in our climate.

Which Schluter Models This Applies To

Schluter roofing in Mountain View typically means one of three assemblies: the KERDI-LINE linear drain system (models KLV 60E, KLV 80E, and the adjustable-height KLV 120AE), the TROBA-LINE perimeter drainage for paver or tile roofs, and the KERDI-BOARD substrate panels used in warm-roof builds. The critical identifier is the stamped part number on the drain flange or the QR code on the membrane roll end, which we photograph during every estimate.

OEM Schluter parts ship from Plattsburgh, New York, with a 3-5 day lead time. We stock KERDI-LINE grates and TROBA extension rings on our Mountain View truck because the 2-inch and 3-inch outlet sizes are predictable, but membrane rolls and custom channel lengths we order to spec. Aftermarket equivalents exist for grates and cleanouts, but the fleece-backed KERDI membrane and the welded seam detail are proprietary, and substituting generic membrane voids the Schluter system warranty. We quote both options, label which is which, and let the owner decide.

One compatibility gotcha: the KLV 60E and KLV 80E use different grate widths (2.5-inch vs. 3.5-inch channel), and the frame is not interchangeable. We’ve seen two Mountain View homeowners order the wrong grate online after measuring the visible channel, not the frame recess. Measure twice, write it down, then build it that way.

Signs Your Schluter Roofing Is Failing

Signs Your Schluter Roofing Is Failing
  • Standing water 24 hours after rain on a low-slope roof. The KERDI-LINE drain channel is likely clogged with leaf debris or the weep holes in the TROBA perimeter are packed with sediment. In Mountain View’s oak-heavy neighborhoods near Rengstorff Park, this happens every autumn if the grate isn’t lifted and cleaned.
  • Tile or paver bedding turning soft at the membrane edge. The Schluter fleece bond is separating from the substrate, usually from UV exposure where the membrane was left exposed too long during original construction or from using a non-Schluter adhesive at a repair joint.
  • Musty smell from a finished room below a flat roof or balcony. Water is migrating through a breach in the KERDI membrane, often at a seam or penetration. The membrane itself is sound; the failure is almost always in the installation detail.
  • Grate frame lifting or rocking underfoot. The adjustable feet on KLV-AE series drains have corroded or the bedding mortar underneath has eroded. This is a trip hazard and a leak path; the frame needs reseating, not just the grate swapped.
  • White mineral staining on the drain outlet or downpipe. Hard water buildup from slow drainage. In Mountain View, where municipal water runs 140-180 ppm calcium, this accelerates if the channel slope was set flat during install.

Replacement Cost & What’s Included

Schluter roofing repair in Mountain View falls within our standard Roof Repair: $400-$1,800 range. A KERDI-LINE grate swap with cleaning runs toward the low end; a full membrane patch with TROBA rebedding and paver relay runs toward the high end. Full Schluter roof replacement, where the membrane has reached end of life, starts at Roof Replacement: $8,000-$20,000.

What drives the number: access (scaffolding vs. ladder), whether we’re matching existing tile or paver stock, and how many penetrations need resealing. Our quote is a flat price with a written scope, delivered before work starts, under Clause 1 of the Haven Standard. Parts and labor are itemized; the warranty is printed, not promised. Every visit includes a documented photo record of the substrate condition, the repair detail, and the finished work.

An owner can safely lift a KERDI-LINE grate, flush debris with a hose, and check that the outlet pipe is flowing freely. That’s it. The membrane itself is a waterproofing layer; cutting, folding, or welding it without the Schluter-specified unmodified thin-set and proper overlap sequencing creates a leak path you won’t find until the drywall stains.

We’ve been called to three Mountain View jobs where a homeowner sealed a membrane tear with silicone caulk. Silicone doesn’t bond to the KERDI fleece; it bridges the gap, shrinks, and funnels water straight through. The repair then costs more because we have to cut back to sound membrane, replace the substrate panel, and rebuild the finish.

If you’re seeing water inside, call (669) 215-4852. We’ll scope it, photograph it, and give you a written price before any work starts.
