A homeowner can safely check the model number, inspect visible supply lines for corrosion, and listen for the fill valve’s shut-off point. These checks cost nothing and tell you whether the issue is isolated or systemic.

Where DIY goes wrong is the disconnect between fixture replacement and what surrounds it. American Standard’s skirted toilets, popular in the Cadet and Studio lines, require precise rough-in measurement, 12 inches from the finished wall to the center of the flange. In Mountain View’s older homes, we find rough-ins at 10 or 14 inches, or flanges set below the finished floor level, which means the toilet will not seal or will rock. The fix involves an offset flange or floor modification, which is not a Saturday project. We have also opened walls to find galvanized supply lines reduced to pencil-thin flow by internal corrosion, a condition invisible until the fixture is out.
